Westmoreland Hills Renovation

This historic renovation project in Maryland of a 1930’s home in an established neighborhood with rolling hills and mature shade trees near the DC line.  The residence had remained largely unchanged for the past ninety years and had traditional center hall colonial with three bedroom and two baths.  The basement level was partially finished as a recreation room and the attic was unused.

Although the new owners loved the character of the home, it did not serve their growing family.  They requested a larger kitchen, breakfast room, family room on the main floor, private bathrooms for each bedrooms on the second floor, along with a larger master suite, two additional bedrooms with baths, an in-home office, an in-home gym and additional recreation spaces. The overriding goal was to preserve as much of the character of the historic home while substantially expanding its footprint to meet the client’s needs and taking advantage of the home’s orientation to parkland in the back.

The  dining room, living room, and library in the front of the house were restored. Relocating the main stair to the side of the central hall, allowed the original character to be maintained and connects the old with the new.  The addition contains a generous kitchen, breakfast room, and family room missing in the original plan, and reconstructs a back screen porch to replace the one that was removed. The new master suite is located over the family room with park views and a porch overlooking the rear yard.

The basement and attic were redesigned to maximize use of the existing structure. The basement of the addition accommodates a new recreation room and gym, both with direct access to the rear yard.  The original basement was renovated creating a laundry room, project room, and guest suite.  The attic was reclaimed for an additional guest bedroom and an office with view to the south.

The result is an addition to the historic house that preserves its character while seamlessly adapting to the client’s needs for their modern family.
