Penthouse with a View


This project is a modern condominium renovation in the Washington, DC area. The flat enjoys 270 degree views of the skyline, with a continuous terrace off the main living areas. The new plan replaced the original compartmentalized plan with an open plan that took advantage of the sweeping views. 

The challenge of this project was to create a unique space that fit the client’s program while working around the existing and unmovable building elements such as common plumbing shafts, irregular building geometry, and structural concrete pillars. The goal was to create a contemporary space that would be open for entertaining, complimentary to the client’s diverse art collection, and a warm and inviting space for daily living. The clients requested the design to seamlessly incorporate features that assist with aging-on-place. 

Unique solutions incorporated into the plan include a curved hallway which provides a graceful entry to the private areas of the apartment while concealing fixed common building elements. Concealed LED track lighting creates a gallery and hidden doors conceal storage. A modern oak-paneled library accommodates their extensive book collection. EcoSmart fireplaces in the library and living room add atmosphere. The retractable large screen TV placed by the central living area column allows for ease of TV viewing without impeding upon the extensive skyline view. English brown oak was used for the built-in cabinetry and provides a contrast to the smooth plaster veneer walls. The walnut floors in the living space extend beyond the glass line to IPE decking on the terrace. And on the terrace, a serpentine planter provides a landscape edge to the generous exterior spaces.

The kitchen incorporates high gloss lacquer cabinetry and lava stone counters for a crisp modern look. It includes special features such as a breakfast table that retreats under the center island when not in use and a hidden butler’s pantry. Additional catering space can be found in the adjacent utility room. Pocket doors open to the living area or can be closed during formal entertaining. 

The master bedroom features built-in cabinets and a balcony with beautiful views of the horizon. Large his and her master closets book end the master bath which has a curb-less steam shower with matching frameless glass compartmentalized water closet and a raised platform tub. A backlit mirror is located on the back of the curved wall of the extensive vanity with dual sinks and a built-in retractable dressing table. There are two guest bedrooms, one doubling as an artist studio. The guest baths share an accessible frameless glass shower but have their own sink and toilet area. 

It took a great team to create this unique living space. H. Gray Builders meticulously constructed the unit, Vivian Braunohler Design Associates LLC developed the interior palette to provide a retreat from city life. Jennifer Gilmer Kitchens & Baths provided the kitchen cabinetry. Hartranft Lighting Design developed the unique and fully programmable lighting design, part of a larger Savant home automation system.
